We were so pleased to make a local family’s dream of building their own home a reality, when we secured permission for their dwelling at appeal. We took the project on after a negative pre-application response from Cornwall Council because the planning officer felt the site was in open countryside.
We prepared the planning application, built from a solid understanding and justification for rounding off the settlement, and meeting with planning policies and professional guidance. Unfortunately Cornwall Council maintained a negative stance and the application was refused. We stuck by our convictions, knowing the strength of our case, and submitted an appeal against the decision.
The Planning Inspectorate responded to all our arguments, agreeing that the proposal would nicely round off the settlement, meeting with definitions for sustainable development, and duly allowed planning permission.
We are now working on the discharge of conditions application, so that development can commence later this year. We love outcomes like this, showing the value of careful investigation and preparation of a case to give best chances of success.
